

West Tower “roof” leak had been burdening Anderson Hospital for 10+ years. Numerous attempts at repairing the roof, flashing, and wall joints.
No more guessing at repairs. We water tested leak area to isolate how the moisture was entering the building. Identified the masonry wall and control joints as the problem. Masonry naturally absorbs moisture, and as a wall ages and deteriorates, it absorbs more and more
moisture. We ground out aging control/masonry wall expansion joints, and replaced with new backer rod and flexible polyurethane sealant. We also made minor spot repairs to deteriorating mortar joints. Finally, we applied a siloxane sealer to the wall (like Rain-X for a car windshield).
Knock on wood, it hasn’t leaked since. Total cost for repair was under $1,000!

Saint Vincent Randolph Hospital is comprised entirely of aging 17 year old rolled modified bitumen roofing.
After visually inspecting all of the different roof areas, we recommended an infrared thermography scan. It provides us with more in depth information about the true condition of the roof, as it can detect moisture within the roof system. Based on the scan’s results we can determine if restoration ($2-$5/ft) is a viable option as opposed to a costly replacement ($8-$15+/ft).
The scan came back with great results. We only found a very small percent
of the roofs to be “wet.” The results of the scan give Randolph the option of restoration as opposed to just replacement, which can save them over $500,000!

Westfield Public Library had a deteriorating 23 year old smooth EPDM rubber roof, seemingly in need of a costly replacement.
After visually inspecting the roof system we determined that it may be a viable candidate for roof restoration. We completed an infrared thermography scan that showed minimal wet insulation allowing us to move forward.
We began by cleaning the entire roof system, we then removed and replaced the wet insulation and made initial roof repairs. Then we installed the polyurethane base coat to the entire roof system and with added reinforcing mesh around drains and problematic seams. We allowed it to cure, and lastly installed the highly reflective Energy Star rated white finish coat. All for a cost of under $4 a foot with a 12 year roof restoration warranty!

We investigated a long time leak entering where two roof levels come together at a building joint. We found that the mortar joints were deteriorating on an East facing wall, and there was no through wall flashing to weep moisture in the wall back out.
We ground out hundreds of feet of mortar joints, filled with new mortar, and tuckpointed them. We then caulked the termination bar line, and finished the project by installing a heavy coat of high performance Loxon Masonry Primer. It’s now ready to be painted..
The wall has not leaked again. Total cost was less than $3,000 for a long
term repair on a leak that had been a problem for years!
